Finance, Legal, Leasing, and Construction were operating on disconnected spreadsheets with no shared definitions, no audit trail, and no reliable view of portfolio performance.

Designed and implemented a governance-first reporting framework with standardized KPI definitions, role-based access, SCD2 snapshot logic, and function-specific visibility layers.

The result is a system where performance is consistently defined, historically traceable, and visible at the executive level without reconciliation.

Most rent rolls fail before analysis begins. Duplicate units, inconsistent lease timelines, missing exposure flags, and misclassified charges distort performance at the source.

Developed diagnostic and normalization systems that structure lease data, surface unit-level anomalies, and track exposure across the full lease lifecycle.

Operators gain a clear view of where revenue is at risk, which units are misclassified, and where corrective action is required.

Market Pricing & Lease Velocity Diagnostics

Underpriced units and stale asking rents rarely show up in standard reporting. Revenue loss accumulates quietly while occupancy metrics appear stable.

Built pricing and lease velocity frameworks that evaluate rent performance by plan type, floor level, and absorption patterns, then flag misalignment before it impacts NOI.

This creates a forward-looking view of pricing risk and identifies where strategy, product, or market positioning is out of sync.

Real-Time Density & Compliance Platform

Brookfield Properties

COVID-era occupancy restrictions required real-time validation across a national retail portfolio. Most operators lacked the infrastructure to respond.

Developed a real-time density tracking system using Wi-Fi and camera data across 90+ centers, enabling live occupancy monitoring and on-demand compliance reporting.

This allowed properties to remain operational under shifting regulations while also generating new insights for leasing strategy and capital planning.
